Seasonal Water, sewer, garbage, Power 30/50 amp, over-air/antenna tv is limited, You will need to provide your own coaxial and F-connector from the pedestal to the RV) LIMITED Wi-fi available in office area only (no streaming, gaming, zoom calls, etc.) We cannot provide enough bandwidth for you to rely on doing business. Please plan on using your own hotspot for additional Wi-Fi needs.
Restrooms/Showers, Air-Conditioned Laundry Facility, Mini RV Store: Emergency parts and Ice. Water supply in site is limited to seasonal winterization (approximately Oct-April) We will always provide a frost-free faucet available to fill your water tank upon arrival. Our grass sites will be unavailable during late fall/winter months. JACK PADS ARE REQUIRED, and long enough sewer hose to fit your site.

***Monthly Reservations may be made in person or over the phone, based on availability and subject to screening (may include background check). Our minimum monthly site consideration is 2 months paid in advance + processing fee and electricity. We most often work from a waitlist.
2 month minimum to be considered for monthly: 1st month $1400 (2nd month free) each additional month ($700.00) per month + electricity (by reservation only) ***conditions and restrictions apply. Contract will be administered at time of check-in. $703 PER MONTH ($1406 1ST MONTH, SECOND MONTH FREE) One-time admin fee of $100 will be taken at time of approval. Rate is determined by intake month.
Rates based on 2 person max, add ($1.00) a day per person over two people for nightly, $50 extra per person for monthly. ONE RV AND ONE VEHICLE PER SITE IS ALLOWED.
Reservations may be made for 7 days without management authorization. Each additional week should be booked through the office. Up to four weeks maximum (28 days) without leaving the premises for 72 hours or longer.
14 Pull Thru Sites (68' long) reserved for 5th wheels and travel trailers over 30 feet in length only.
60 Back In Sites (50'+ long) 30 spots designated for Residential/Monthly only.
15 Motorhome (50' long) only sites. MUST BE Motorhomes!
4 PREMIUM EXTRA LONG SITES (100' long) meant for large rigs that are towing (extra fees apply)
ALL SITES AND SITE TYPES ARE SUBJECT TO CHANGE PRIOR TO ARRIVAL, AND WILL BE ASSIGNED BASED SIZE AND TYPE OF RV, AND THE CURRENT NEEDS OF THE PARK. NO INDIVIDUAL SITE NUMBER WILL BE GUARANTEED. EXTRA LARGE RV'S SHOULD CALL OUR OFFICE FOR BOOKING!
*Pull Thru Sites AND Grass Sites are not available for monthly rates Grass sites closed during winter.
No car camping or tent sites available/RV's must be manufactured as residential RV's only (no conversions SKOOLIES), not for agricultural purposes. Electric vehicles are subject to additional fees for charging. All RV's must be well maintained, in good condition and fully self-contained.

OUR GENERAL CANCELLATION POLICY IS ONE WEEK PRIOR TO ARRIVAL. ONE NIGHT NON-REFUNDABLE DEPOSIT IS REQUIRED FOR ALL RESERVATIONS or $60 if more than one night.
**PEAK WEEKENDS SUCH AS SPRING RELEASE AND HOLIDAY WEEKS REQUIRE 100% RESERVATION FEE IN ADVANCE AND ARE NOT SUBJECT TO CANCELLATION. (NO REFUNDS WILL BE GIVEN)

EARLY DEPARTURES WILL NOT BE ISSUED ANY CREDIT OR REFUND. NO SHOWS WILL BE CANCELLED (without refund) IF NO COMMUNICATION OCCURS PRIOR TO SCHEDULED ARRIVAL DATE.
